At Finestone, we’re lucky to work alongside some up-and-coming visionary developers.

The Dualis project by Ella Developments is a shining example of what happens when design-led development meets exceptional craftsmanship and premium natural materials.

Sitting proudly just a stone’s throw from the ocean, Dualis is a pair of duplexes that redefine the meaning of minimalist elegance. From the sleek architectural lines to the carefully considered interiors, every detail reflects the design team’s commitment to enduring quality, timeless design, and elevated liveability.

A REFINED VISION

The brief for Dualis was clear: clean lines, a neutral palette, and refined finishes that feel modern yet welcoming. Think minimalist with warmth, sophistication with soul. Key to delivering that balance was the strategic use of natural stone throughout each residence, creating texture, contrast, warmth and a touch of drama where it mattered most.

To bring this vision to life, Ella Developments selected two of Finestone’s classic stones:

Cinque Terre Dolomite is a striking natural stone known for its dramatic veining, soft grey tones, and earthy accents that add depth and movement to any surface. With a leathered finish, it offers a tactile, sophisticated look that pairs beautifully with both minimalist and bold design palettes.

Crema Perla, with its understated creamy tone and satin surface, was chosen for the bathrooms, laundry, and multi-purpose rooms, providing a calming contrast to the bold features of Dolce Vita. Across the two residences, a total of 24 slabs were used – a testament to how central stone was to the overall design language.

DESIGN INNOVATION MEETS TECHNICAL PRECISION

While the final outcome appears effortless, executing the design came with its challenges.

A show-stopping detail is the recessed Cinque Terre stone slab at the base of the kitchen island – designed to sit flush with the surrounding flooring. Achieving this required careful planning and coordination, with the slab rebated into the concrete during early construction. The splashback, stretching an impressive four metres, also pushed the limits of what is structurally possible with stone.

In another clever detail, LED strips were seamlessly recessed into the stonework, blending form with function and elevating the tactile quality of the surfaces even further.

The stone mason, Platinum Stone were an integral part of the team and their expertise and technical precision was vital in bringing the Dualis vision to life.

THE PLATINUM STONE PERSPECTIVE – PUSHING THE BOUNDARIES

Cole Albrecht from Platinum Stone shares history working with Ella Developments and RMR Projects.

“In collaboration with RMR Projects and Ella Developments, Dualis marks our fourth project together and undeniably one of our favourites to date. This development showcases their continued commitment to pushing the boundaries of what’s possible, delivering exceptional quality through innovative design, premium materials, and skilled trades.

“From a manufacturing perspective, Dualis presented some unique challenges, from rebated floor panels to oversized splashbacks, all requiring a meticulous focus on alignment and execution. With detail at the heart of this design, every element had to line up seamlessly.
From the flooring to the joinery, right through to the veins of the Dolomite. Precision was essential.

“The choice of a leather finish, paired with the dramatic veins and natural tones of Cinque Terre Dolomite, was a masterstroke by Ella Developments, adding depth and sophistication to the space.

“We’re proud to have used Finestone’s Cinque Terre in this project, its strength and versatility make it one of our favourite materials to work with.”

WHY FINESTONE?

While Ella Developments had initially planned to source their stone from an interstate supplier, an unexpected setback led them to rethink. “The supplier went bust, and we lost our deposit,” they explained. “We would never use an interstate supplier again where you can’t see and touch the stone you’re buying.”

This experience underscored the value of going local—and more importantly, partnering with a team that stands behind their product.

“The Finestone team were incredibly helpful. They walked us through various options for the wet areas, and we were able to inspect the slabs in person. That made all the difference.”

A DEVELOPER WITH VISION

Ella Developments describes themselves as a design-led property development company, and the Dualis project reflects exactly that. With a sharp eye for materials and detail, they’re committed to creating spaces that not only look exceptional today but will stand the test of time.

That’s why they choose quality materials, reputable brands, and trusted local builders—to ensure every project is built to last.
